INTERESTED IN REMODELING?

COCLT realizes you will want to add your own personal touches on your home. Plant flowers, paint the walls, replace a ceiling fan, and maybe even install a water filter. As the projects grow in size and complexity - building a deck or adding a shed - and/or involve contractors, you will need prior written approval from COCLT. Your Land Lease (Article 7: Ownership of Home; Future Improvements) outlines what steps need to be taken to notify COCLT and the conditions that must be met PRIOR to construction beginning. 

When hiring contractors, subcontractors, materialmen, and laborers, they must be provided notice that you are not the agent or the owner of the property. The notice must be posted in a conspicuous place on the Leased Land and must be displayed until the construction is completed.

Additionally, any contract entered into for any improvement to the Leased Land must include language (see link below) stating you hold only a leasehold interest in the property.
